What do I need to open an account?

It's absolutely free to open an account with us, all you need is a working email address, at least 4 good quality photos and a firm idea of your rental pricing.

How do I get started?

Firstly you should open your free account here. Once inside the advertiser area, click "Create holiday rental ad" and complete all the required sections (the red crosses indicate sections that need completing).

When your advert is complete, click "Start campaign" to pay online using your credit card. Your advert will then be checked by our editors and you'll be notified when it's live.

How much do you charge and how do I pay?

We charge £100 per advert for 12 months advertising - you can also get a further 10% off if you book for 2 years. Please note all prices are subject to VAT at 17.5%.

What's included in the price?

By advertising your property for holiday rental with España Breaks, you get a full page advert which includes up to 24 colour pictures, a property description, full pricing section, plus a free link to your website (if applicable), availability calendar and guestbook. You will also be listed at *kyero.com and properazzi.com

Creating and managing your adverts

How long will it take to go live?

Our editors guarantee to review your advert within 2 working days and if everything is complete, your advert could be online and producing enquiries within hours.

Can I make changes to my advert once it's live?

Yes, use your e-mail address and password to access your account anytime. You are able to update, edit and change the information shown and the changes are instant.

Can I change my photos anytime?

Yes, we ask that you have a minimum of 4 photos at any one time. However you may alter and add new photos by logging into your account. You can change the main thumbnail that's displayed on the site, add and remove images plus change captions.

How do I show my availability?

We offer free use of our own calendars which allow you to mark both confirmed and provisional bookings, our calendars are shown on your advert making it easy for holidaymakers to see what dates you have free. Alternatively, if you have availability on your own website, you can link directly to it by placing the URL on the calendar section of the property description page.

Can I add a free link to my personal website?

Yes, you can link directly to your website by placing your URL on the website address section of the property description page. Holidaymakers will be able to visit your website from the advert by clicking the "Visit website" link under Further Info.

How will I receive booking enquiries?

All online booking enquiries are sent to you by e-mail, copies are also stored in your account for 12 weeks. To help you respond faster, we can also send a free SMS text message to your mobile phone when you receive an enquiry. Some people may prefer to speak to you directly so you can also expect some holidaymakers to call you on the number displayed on the advert.

How and why should I upgrade to Featured Property?

Upgrading to a "Featured property" means your advert gets prime listings across our network, thereby increasing your exposure.

To have your property featured costs a one-off fee of £50 plus VAT.

Featured properties are shown higher in all search results pages and are around 40% bigger than standard listings. They are also included in the featured property loops on our major landing pages.

Can I add a special offer?

Yes, we have two types of offers: early bird and last minute deals. Both can be advertised in conjunction with a standard campaign and cost £10 per offer. Special offers are published for up to four weeks or until the last week of the discounted period (whichever is sooner).

How do I list my property in your golf section?

Our golfing section highlights private holiday villas and apartments that are within 5 minutes of the club house. Inclusion within the golf section is completely free of charge, if your property fits our criteria simply tick "yes" to golf in the property features section of your advert.

Do you have any tips on improving my advert?

New owners often ask our advice on how to generate high levels of bookings and we have come to know very quickly which properties will do well - and which won't.
